A recent analysis of the most frequently used words in real estate listings reveals that hardwood floors pack a big punch-so big that the phrase "hardwood floors" comes in second only to "beautiful" in frequency. The analysis was conducted by Point2, a company that develops real estate marketing tools for agents. The analysis of the top words examined 300,000 listings active between January and June 2012.
In an analysis of the top 20 words that helped homes in New York City sell fast, the list was again topped by "beautiful" and followed by "hardwood floors," which was followed by "stainless steel appliances," "renovated," "private" and "spacious."
A breakdown of listings by price showed that "hardwood floors" was again second for listings below $1 million and between $1 million and $5 million. For listings above $5 million, "private" topped the list and "hardwood floors" dropped to 14th.
