January sales of new single-family homes were at a seasonally-adjusted annual rate of 587,000, down 17.6% month-over-month and 11.3% year-over-year, according to a report by the U.S. Census Bureau and the Department of Housing and Urban Development.
Single-family homes for sale at the end of January came in at 476,000 (seasonally adjusted), a 0.4% increase from December 2025 and a 4.0% decrease from January 2025. “This represents a supply of 9.7 months at the current sales rate,” the report says.
January’s median sales price of new houses dropped to $400,500, 4.5% below December 2025 ($419,200) and 6.8% below January 2025 ($429, 600).
